Here are some items the commission will consider today.
LOT SPLIT
The city’s new general plan, adopted by voters in November, bans the subdivision of lots in existing neighborhoods unless the owner is granted a general plan amendment. Thirtieth Street Architects Inc. is asking for an amendment to split a large lot at 2961 Cliff Drive to allow two homes to be built.
The owner would demolish the house that was built on the lot in 1947 and create two lots, one that fronts on Santa Ana Avenue and the other on Cliff Drive. Up to 57,000 square feet of building space could be placed on the lot, according to a city staff report.
But some neighbors have submitted petitions to the city opposing the project, saying the lot split won’t preserve the character of their community, one of the general plan’s goals.
WHAT TO EXPECT
Opposition. Neighbors will probably turn out for the meeting. If the commission follows the staff recommendation to approve the lot subdivision, neighbors could appeal to the City Council.
LAND USE
Proposed changes would bring the city’s coastal land-use plan into conformance with the new general plan. Residents essentially agreed to the changes when they voted on the general plan, but the coastal plan has to incorporate the changes to land use, for example, and policy changes such as the expansion of protections for coastal resources.
If the commission approves the update of the coastal land plan, it will go to the City Council and the California Coastal Commission next.
WHAT TO EXPECT
The commission will probably approve the changes.
