Here are a few of the items the commission will consider Monday.

WEST BAY STREET HOUSING MAP

The old Daily Pilot building will be bulldozed to make way for a

single-family housing development, under a plan proposed by Land

Development Consultants. The commission will decide whether to

approve a tract map for a 32-unit housing development with a tot lot

and parking lots at 330 and 340 West Bay St.

WHAT TO EXPECT

The city’s always looking for infill housing, and this project is

not likely to be controversial because it’s medium-density and

includes single-family homes that likely would be owner-occupied

rather than rented. The plan also requires approval by the City

Council.

NEWPORT BOULEVARD RESTAURANT

A restaurant and martini bar would be built at 1777 Newport Blvd.,

subject to approval of a conditional-use permit for nearby valet

parking. The restaurant would offer live entertainment and dancing

until 2 a.m., but the site is close to residences, and there’s not

enough parking in the area.

WHAT TO EXPECT

At previous meetings, residents have complained that the

restaurant would generate noise and traffic, and city police cited

concerns about a plan to move patrons’ cars from one off-site spot to

another. Planning staff members are recommending denial of the

application, and residents are likely to raise old complaints.

BAKER STREET OFFICE COMPLEX

An industrial facility at 250 Baker St. could be redeveloped to

include three office buildings, if the Planning Commission approves a

tract map that subdivides the property. The developer, Burke Real

Estate Group, wants to knock down part of the existing

39,000-square-foot building to create two separate buildings and add

a third building, all to be used as offices.

WHAT TO EXPECT

Offices on Baker Street are likely to be in demand, and planning

department staff members are recommending approval. If the tract map

is approved, the developer still will need to apply for building

permits.
