* Newport Beach-based CT Realty Corp. bought the 130-unit Strada Apartments at 175 N. Feldner Ave. in Orange for $11.6 million from San Diego-based Fairfield Residential Inc. CT Realty was represented in-house by Dan Naddor. The seller was represented by Mark Fishman of Pinnacle Realty Management.
* Nobbs Family Trust of Industry purchased Industry Hills Business Park at 15940-16056 Amar Road in Industry for about $8.2 million from Newport Beach-based Amar Plaza Partners. Frank Kosi of Sperry Van Ness represented the buyer. The sellers represented themselves.
* Los Angeles-based 8530 Wilshire LLC acquired a six-story, 42,500-square-foot office building known as the Wilshire-LeDoux at 8530 Wilshire Blvd. in Beverly Hills for $5 million from S.C. Development. The new owners plan to spend more than $5 million to restore the building, according to Patrick Spillane of Investment Development Services, who represented the buyers. The sellers represented themselves.
* Barry Berkett acquired the 21,450-square-foot Brickcourt Office Building at 20350 Ventura Blvd. in Woodland Hills from Holualoa Realty Advisors for $3.5 million. Bruce Frasco of Charles Dunn Co. represented the buyer and the seller.
* Thorson & Associates Insurance Services/E-Insurance Systems signed an eight-year, $3.2-million lease for 19,904 square feet of office space at 30739 Russell Ranch Road in Westlake North Business Park in Westlake. Tom Festa and Jim Lindvall of Grubb & Ellis represented Westlake North Business Park. The tenant was represented by Robert Chavez and Christina Bellinghausen of Staubach Co.
* Peptide Technologies Inc. acquired 218,715 square feet of land at the southwest corner of Orchard Road and Rancho Parkway at the A.J. West Ranch development in Lake Forest for $2.8 million. Peptide plans to construct a research and development building at the site, according to John Griffin, Trent Walker and Louis Tomaselli of Voit Commercial Brokerage, who represented the seller, Turner Development Co. Peptide was represented by Jim Menconi of CB Richard Ellis.
* The Ryan Partnership, an advertising firm, signed a seven-year, $2-million lease for 10,500 square feet of office space in Bundy Plaza at 12121 Wilshire Blvd. in Los Angeles. Mitch Stokes and Bob Safai of Madison Partners represented the landlord, Lowe Enterprises Commercial Group. The tenant was represented by Rick Haller and Jeff Bonk of Urban West Commercial Real Estate.
