Grande Vista Business Park Near Completion

Moving trucks are expected to pull into the Grande Vista Business Park in Thousand Oaks over the next two weeks, as the first businesses move into their newly built headquarters.

The 22-building, 145,000-square-foot business park, owned by the Burke Realty Group of Orange County, is scheduled to be completed this week, after 1 1/2 years of development. Once 90% pre-leased, the project lost some tenants due to El Nino-related delays and will open at 60% of capacity.

Businesses preparing to move include the Tri-Valley Supply distributorship, the Sera-Plex biotech firm and CK Technologies, a maker of computer testing equipment, said real estate agent Bob Pettit, who is marketing the project through his Thousand Oaks-based firm.

At the same time, another Burke Realty Group property, the Camarillo Corporate Center, is scheduled for completion in mid-September, a little more than a year after the Orange County developer purchased the property.

Pettit, who is also scouting for tenants for the Camarillo project, said three businesses are in escrow on the 120,000-square-foot, 18-building development.

“I tried to concentrate on small, successful, entrepreneurial-type businesses,†Pettit said of the two sites. “I just go door to door.â€

Pettit has focused on business owners currently operating out of multi-tenant complexes. To fill the Grande Vista park, he has approached businesses on the east side of the Conejo Grade, from Thousand Oaks to Calabasas. For the Camarillo development, Pettit said, he has worked from Newbury Park north.

“Camarillo’s is more traditional industrial where the one up on the hill is more high image--it’s a gateway project with tile roofs, all froufrou,†he said.

Price per square foot is $99.50 at the Grande Vista park and $86 to $92 for the Camarillo site, he said.
