Mortgage Rates Inch Up: Thirty-year, fixed-rate mortgage rates averaged 8.14% this week, up from 8.13% last week, according to a nationwide survey by the Federal Home Loan Mortgage Corp. On one-year, adjustable-rate mortgages, lenders were asking an average initial rate of 5.36%, down from 5.38% last week. The rates do not include added-on fees, known as points.
