Prices of Conejo Valley Houses Average $326,217

The average price of a single-family house in the Conejo Valley last month was a record $326,217, the Conejo Valley Board of Realtors reported.

The figure represents a 10% increase from November and a jump of 33% from December, 1987, when the average price was $245,768, the board said.

Meanwhile, sales of existing houses in the Conejo Valley in December edged up 3% from the previous month and were 11% higher than a year earlier, the board said.

The board said 237 single-family houses were sold last month, compared with 230 the previous month and 213 a year earlier.

For all of 1988, a record 3,141 single-family houses were sold in the Conejo Valley, up 6% from 2,977 sold the previous year. Sales of existing condominiums rose 31% to 1,132 from 862.

Condominium sales totaled 96 in December alone, up 4% from the 92 sold in November and a 32% surge from the 73 sold in December, 1987, the board said.

The average price of a Conejo Valley condominium in December was $163,539, down 1% from the $164,811 average the previous month but still up 24% from $132,392 a year earlier.

The board’s report covers housing sales in Thousand Oaks, Newbury Park, Westlake Village and Agoura.

In the Simi Valley and Moorpark areas, there were 177 resales of single-family houses in December, up 17% from the 151 sold in November and a 9% gain from the 162 sold a year earlier, the Simi Valley-Moorpark Board of Realtors said.

Sales for the full year totaled 2,220, up 4% from 2,145 sold in 1987.

The average sales price in December was $227,212, up 8% from $210,325 the previous month and a 36% jump from $166,657 a year earlier, the board said.

Condominium sales in Simi Valley-Moorpark last month totaled 57, up 12% from the 51 sold the previous month and up 39% from the 41 sold a year earlier.

The average condominium sales price in the region was $128,315 in December, down 11% from $144,039 in November but up 25% from the average $102,999 a year earlier, the board said.
