Triquest Development Co. paid the Irvine Co. $5.4 million for 9.5 acres at Alton Parkway and Laguna Canyon Road in Irvine.
Triquest said it would construct five office buildings totaling 164,000 square feet.
Coldwell Banker Commercial Real Estate Services handled the transaction.
