Irvine Spectrum Claims Large Share of R&D; Leases
Of the 2.19 million square feet of research and development space leased in Southern Orange County, 53%, or 1.2 million square feet, has been leased in the massive Irvine Spectrum, according to John O’Donnell of O’Donnell, Armstrong, Brigham & Partners.
The Irvine-based firm has developed 1,661,389 square feet in the Spectrum--of which 1,142,810 is leased, according to the company’s John Vogt.
In addition to the O’Donnell firm, major joint-venture developers with the Irvine Co. in the 2,600-acre project include the Koll Co., Sammis Co., Birtcher and Legacy.
“The Spectrum is considered by many to be the most successful commercial/industrial master-planned development in the United States,†Vogt said. “Most of the 10 million square feet of space was leased before completion and the development has 15,000 employees working for 500 companies.â€
