Office Complex in Key Role in Redevelopment

Lincoln Town Center, a $37-million, 10-story office complex, is under construction at 2677 N. Main St., Santa Ana, as a major segment of that city’s aggressive redevelopment program.

Lincoln Property Co. is developing a 225,000-square-foot structure that will house two divisions of Aetna Casualty & Surety Co.--a subsidiary of the Aetna Life and Casualty Co.--on five levels. The tenant also provided the financing for the project.

John R. Miller, operating partner of Lincoln’s Los Angeles office, said that by its dual role, “Aetna is making a commitment . . . to the city of Santa Ana’s revitalization efforts.â€

The firm will occupy 100,000 square feet, about half of the building, beginning Oct. 1, the target date for completion by the builder, Swinerton & Walberg. Coldwell Banker Commercial Real Estate Services is the exclusive marketing representative.

David N. Ream, Santa Ana city manager and former executive director of the Santa Ana Economic Development Agency, which is instrumental in the revitalization of the city’s downtown, welcomed the involvement of both the Aetna and Lincoln firms. Lincoln has constructed more than 20 million square feet of office space nationally in the last five years.

The building, designed by the Newport Beach-based architectural firm of DeRevere Partnership, will feature a precast panel exterior and blue solar glass, a polished granite lobby and extensive landscaping. An adjacent facility will accommodate 830 cars on five floors.
