Santa Ana : 6 Stories of Offices to Be Built Atop Bus Terminal

A six-story glass and granite office building will be built on top of the existing bus terminal in downtown Santa Ana by a Newport Beach developer, directors of the Orange County Transit District decided Monday.
The directors voted unanimously to negotiate a contract with Property Ventures, one of two developers to submit proposals for leasing the air rights above OCTD’s largest terminal. The company estimates the construction cost at $9.5 million and the completion date in early 1987.
Designed to blend with the existing structure, the building should bring more than $4.3 million in rent to the district over the next 15 years, according to a report by Brian Pearson, director of OCTD development services.
The building will have a two-level lobby with an entrance on 5th Street near Ross Street and another leading to the existing parking structure. The office building is the final project in the three-step development. The parking structure was built in 1981 and the bus terminal was completed last year.
The roof is designed to accommodate a helipad, which is listed as an option that Property Ventures may construct.
