Valley View Estates, a community of duplexes occupying a terraced setting in Rosamond Hills, opens its first phase this weekend with 38 homes of which 30 already are reserved.
The project is being developed by Sandco American of Newport Beach and is the first new-housing development in the vicinity of Edwards Air Force Base. Valley View Estates will eventually comprise 126 residences.
Buyers have a choice of five floor plans, sized from 915 to 1,240 square feet of living space with two or three bedrooms and two-car garages, priced from $59,900 to $69,900. Various purchase programs are available, including 30-year fixed-rate financing and a 5% down payment.
Amenities include tile roofs, air conditioning, dining areas. Some plans feature vaulted ceilings, greenhouse windows and mirrored wardrobe doors.
A community clubhouse, swimming pool and spa will be maintained through a monthly homeowners’ association fee of $44.
Models and sales office are open daily from 11 a.m. to 7:30 p.m.; Thursday from noon to 9 p.m., and weekends from 11 a.m. to 5:30 p.m. The project may be reached from the Antelope Valley (14) Freeway to Rosamond Boulevard, then west to the frontage road and north to Hillcrest Avenue.
