The second phase of the $40-million Baldwin Commerce Center will open this week on the southwest corner of Commerce Drive and Live Oak Avenue in Baldwin Park, where it ultimately will occupy all of the 45-acre site.

One second-phase building, 30,665 square feet, has been leased by Carborundum Abrasives Co. of Niagara Falls, N.Y. The other three buildings contain 71,500, 38,000 and 64,000 square feet and are available for lease, as is one building of 55,656 square feet in Phase 1.

The leasing agent is Coldwell Banker Commercial Real Estate Services’ San Gabriel Valley office. The developer is Baldwin Industrial Properties Ltd., a joint venture of Santa Anita Realty Enterprises Inc. and Grant General Contractors Inc., which is the general contractor.
