Pro Portfolio: Killefer Flammang’s small-lot homes in Mar Vista

Killefer Flammang Architects’ recently completed four-unit, single-family development in Mar Vista is our latest installment of Pro Portfolio. The feature, posted every Monday, looks at a recently built, remodeled or redecorated home with commentary from the designer.
Project: Four Mar Vista, 1,500- to 1,600-square-foot single-family homes designed and built under Los Angeles’ Small Lot Subdivision Ordinance, which allows construction of infill housing in multifamily zones as a smart-growth alternative to suburban sprawl.

Architect’s description: The three-story houses, two facing east and two facing west, have a 6-inch separation between them but share a common driveway and garage court. The design places a two-car garage and an office/bedroom on the ground floor; a loft-style living, dining and kitchen area with 12-foot ceiling on the second floor; and a master bedroom suite and another bedroom on the third floor.
Taking advantage of a front lot line with an 8-degree angle, the west façade steps forward with material changes -- fiber cement panels to plaster to redwood. The redwood was reclaimed from a 100-year-old water pipe in Northern California.
Sustainably designed, the houses are highly efficient. They are equipped with zoned heat pumps, high-efficiency water fixtures, tankless water heaters, Energy Star appliances and compact and linear fluorescent lighting fixtures.

The master bedroom has an 11-foot ceiling. The floor plan is open, though the toilet is in a separate compartment. Note the lowered wall on the right, where the master closet is located. The floor on the third level also is bamboo, but stained a lighter color.
